Large tracts of land !
Anyone ever buy any tracts of land,from 20 to 200 acres ? Going back to SC.& GA. the 9th aug to look at 100 acres from this timber and land Co. in South Carolina, seems to good to be true, you can buy land down there from 700. to 3000. an acre depending on how much and what type of trees and rivers and ponds/lakes are on it. went there last month and got interested, may be buying some this time have 8 parcels to look at. thought maybe some of you or the silent members have done this and could give me some tips on what to watch out for???

if it is western SC, or north west GA, you need to make sure the land isn't VERTICAL. 200 acres on a mountain side can be nice if you are a billy goat, but sucks if you want to build a house. Many of the large lots available are wooded and steep. Check the land easements, and DEFINITELY check on the Timber Rights and Mineral Rights. Many times these rights will not convey with the sale, leaving a mining company, or a timber company with the right to come in and take over anytime they want. Road easements, neighboring property easements and such can also lower the value of the property.


I just looked at a 180 acre property in VA, It had no access except for a 30 foot easement at the end of a subdivision (which put it into the homeowners association]for the subdivision and subject to their rules). Although it was cheap, I had to pass. We couldn't have used the land for anything other than residential (one house per lot).

Sounds like you have been looking for land also? And have done your homework! I never heard of neighboring property easements! will be sure to check that one. Thanks for the tips, your very resourceful.

sometimes your property in the hills will landlock a neighboring tract. Common law in most areas allows the landlocked parcel an automatic easement through you to the nearest point of access to a road. They also will be able to run phone poles, and power lines up the easement if one is granted. Could easily ruin the view, or the whole property's value if you wanted unbroken land.

Hothands, another problem I have run into is with septic systems. Since sewage is rarely available the land must perk, our be suitable to have a drain field on it, if you ever want to live there. Alterative systems are available but can be cost prohibitive. This is a more common problem in low lying or swampy areas, which S.C. is known for.

Well that eliminates 2 parcels just from looking at the plats& serveys they faxed me, their both land locked! and two others have major power easements, which border the properties. Thank again Kat

that a very good point.I am looking at the land discription and some of them have been perked and some not, thanks for the info, out houses arent my style either, and I will be having a home or log cabin built. thanks, this is great info sunbuff10.

don't know the regulations down there but if the soils don't pass the perk test.. its possible to install a tank and it really isn't that much more expensive than a septic system if it won't see a HUGE demand. just will need to have it pumped out once or twice a year. we put in a lot of these on lake properties and seem to work fine.

and kb's right on the money, land carries many rights with it but just because you "own" the property doesn't mean you have all the rights to it and if certain rights were sold before, they may or may not be available to you as a buyer

I wonder what covers a person so that doesnt happen , in Illinois I think all we have is a title search Insurance. Around here you cant afford to buy lots of land, averages from 50g to a 100g per acre for residential and comercial prop is in the millions, waterfront residential starts out at 2,600 per linier foot of water frontage averaging 175 ft length.

i tend to stay away from the legal aspects but i believe it should say something like "conveys all rights" in the deed? i would suspect that if someone holds one or some of the rights that wouldn't transfer to you there would be an except in there.... but again i'd ask a lawyer if you find a piece that you might seriously buy. good luck!

Everyone has already given you some sound advice. One thing I did not see mentioned is financing. If you've got cash, then no problem. But different banks have different rules. One bank that I've dealt with gives you only five year loans on raw land. If you build a house on it, then you can alter a portion of the land into a conventional mortgage.
Trees - If you're buying timber pine watch out for beetle infestation. Make sure that trees have been properly mananged (thinned out). Typically done every 5 to 7 yers. Hire a forester/agent, especially if you're having them thinned and selling the timber off to the lumber industry.

Heard about the beetles, but didnt realise you had to thin out the trees to keep them in check. I guess at my age Id only need to have them thinned,7yrs X 5 = 35 + 53=88 about 5 times.

Keeping the trees thinned is not necessarily to stop beetle infestation - although it helps. You thin the trees so the remaining ones get bigger - which means more board lumber versus the stuff that gets chipped up to make OSB (too small to make a 2 x 4). Board lumber = more money. Thinning the trees does make the stand healthier - which seems to stem beetle infestation somewhat, as they target weaker trees.

Hate this cold weather up here been here all my life, not actually in chicago aprox. 60 mi. N/W only 11 MI. south of the WI. Border.

hothands - Thought of this after I wrote the last post - If your looking at pine trees and see sap on the bark, sap coming out of small holes = beetles. I don't think that one or two trees here or there is bad, but if you see this happening on a significant number of trees - watch out! That timber may be worthless. Know what you mean about cold weather. I moved here from Ohio 14 years ago and I'm not looking back... takes some adjustment, but the weather rocks.

Used to go to a nudist camp in southern Wis. In a town called Burlington, was only in my 20's those were the days (as they say) It was great, I remember on the week ends driving up there when we got close to the place (Sun Ray Hills) my heart would be thumpin Id get so excited, had a hard time tryin to keep it down, most everyone else didnt have that problem. Its kinda wierd every one is bare ass naked , and acting like nothing going on. I wanted to screw every woman in that place but to my surprise it didnt work out that way. then we started having kids and that was the end of that.

OK Curious. Please explain the exact meaning of the word "Gramatics."
